Mulberry Pointe
Newark NJ USA
INFO
Mulberry Pointe at 315 Mulberry Street in Newark is envisioned as a transformative urban development that redefines the city’s skyline and downtown living experience. Designed by INOA Architecture, the project introduces a bold vertical presence through two elegant, 51-story towers that will rank among the tallest buildings in Newark. This mixed-use project is more than a residential destination—it is a catalyst for revitalization in the heart of the city.
The design concept emphasizes transparency, light, and geometric refinement. A sleek glass curtain wall system enhances the towers’ slender proportions while maximizing daylight within the interiors. The podium at the base of the towers unifies the structures and creates a vibrant streetscape. It houses curated retail spaces, amenity areas, and parking, with a landscaped terrace that serves as a green communal space for residents—an elevated courtyard in the sky.
Mulberry Pointe will provide over 1,000 residential units, including a significant affordable housing component in line with Newark’s inclusionary zoning goals. Unit layouts range from studios to three-bedroom apartments, reflecting the city’s growing demand for both compact urban living and family-oriented spaces. The development also features extensive amenity offerings designed for contemporary lifestyles, including a fitness center, rooftop lounges, co-working spaces, and entertainment rooms.
The site plan takes full advantage of a uniquely irregular parcel, creatively stitching together an assemblage of lots into a cohesive urban footprint. The towers are positioned with deliberate precision, oriented to maximize skyline and river views while creating curated view corridors through and around the site. This strategic placement enhances natural light, privacy, and sightlines, offering residents a sense of openness uncommon in dense urban environments.
Centrally located near Newark Penn Station and major civic institutions, Mulberry Pointe connects residents to local culture, transportation, and regional opportunities. As a new landmark for Newark, the project reflects INOA’s commitment to design excellence and urban engagement—shaping a modern skyline while honoring the city’s dynamic future.
